  • Finding out about the ongoing costs of the property. Such as hydro, heat, water, condo fees, and home insurance premium rates

2.Help You Find Your Home

In today’s digital world, buyers are often identifying homes they are interested in themselves. This does not mean that a Buyer Agent does not play an important role in locating homes. Sometimes this means introducing the perfect home that was overlooked because it did not fit the search criteria, including the neighborhood and budget range.

Often, what you think you want when you begin the home search is often not what you decide to buy in the end.

3.Represent You and Negotiate Best Price and Contact Terms

A Buyer Agent’s job is to work in the best interest of the Buyer. Providing absolute representation in the negotiating price phase is critical in getting the lowest possible price for the property with the best possible terms for the Buyer.

The Buyer Agent will look at the price history of the comparable homes you are interested within the same neighbourhood and relative to what is currently happening in the market. They will share knowledge and guide you accordingly on the differences between homes that will affect the value of the property including lot sizes, the number of bedrooms and bathrooms, finishes, and location.

Also, the Buyer Agent will protect your best interest that is favourable to you by making your offer conditional on, for example, performing a home inspection or obtaining satisfactory financing.
